The Baku masterplan by Studio AVC presents a new vision for sustainable urban living in Baku, Azerbaijan. This large-scale development merges residential, commercial, and leisure spaces to create a vibrant and connected community.
The project includes 260,000 m² of residential space and 40,000 m² of commercial areas, offering homes for a wide range of income levels. From private villas to apartments in mid-rise blocks, the Baku masterplan supports a balanced and inclusive urban neighbourhood.
Baku Masterplan Focused on Connectivity and Community
The design follows an urban courtyard model that encourages accessibility and interaction. Streets, open courtyards, and shaded walkways create clear connections between homes, workplaces, and public areas.
Moreover, a central green axis runs through the site, forming a peaceful route for walking and socialising. This green spine improves biodiversity, reduces heat, and links all parts of the development. As a result, residents and visitors can move easily while enjoying open views and natural surroundings.
Sustainable Design Principles in the Baku Masterplan
Sustainability lies at the core of the Baku masterplan. The grid layout ensures good air circulation and efficient land use. In addition, the design uses energy-efficient materials and landscaped courtyards that help reduce the urban heat island effect.
