Mixed-Tenure Housing Development in Cambridgeshire: A Sustainable Urban Vision for Wisbech

The mixed-tenure housing development on Coalwharf Road in Cambridgeshire, designed by Studio AVC, presents a sustainable urban vision for Wisbech. Inspired by the town’s Georgian architecture and harbour-side history, the project blends old and new to create a vibrant, eco-conscious community.

This mixed-tenure housing development includes 12 contemporary homes above ground-floor retail units. Together, they bring living, working, and leisure into one connected environment. The design encourages local activity while supporting a balanced and sustainable lifestyle.

Sustainable Urban Design at the Core

Sustainability is central to the design. The mixed-tenure housing development targets Code for Sustainable Homes Level 4, ensuring high energy performance and low environmental impact.

In addition, the use of eco-friendly materials and efficient insulation reduces heat loss and energy costs. As a result, the homes remain comfortable all year round.

Furthermore, the layout promotes walking and cycling instead of car use. This approach not only supports healthier living but also lowers carbon emissions.

Historical Inspiration with a Modern Twist

The design draws deeply from Wisbech’s Georgian character. Decorative brickwork reflects the town’s heritage, while modern metal and glass detailing introduces a fresh look.

Moreover, the mixed-tenure housing development respects the town’s traditional rhythm while adding new energy. This balance of history and innovation gives Wisbech a development that feels both familiar and forward-looking.

Thoughtful Materials: Wood and Concrete

The project combines warm timber with durable concrete, creating spaces that are welcoming yet long-lasting. These materials also help with insulation and sustainability.

Because of their natural textures, the buildings blend into their surroundings while offering a modern edge. Therefore, the development achieves a calm, balanced aesthetic that feels rooted in place.

Public Ground Floor with Local Retail

At street level, the retail spaces bring activity and social life to the riverside. Shops and small businesses will create a lively frontage that encourages people to walk, meet, and connect.

As a result, this mixed-tenure housing development supports the local economy and helps Wisbech grow in a sustainable way. The public areas also make the neighbourhood more inviting and inclusive.

Eco-Friendly Living for the Future

Beyond its appearance, the development focuses on eco-friendly living. The design maximises natural daylight, uses sustainable materials, and integrates green spaces.

In addition, homes are designed for efficient ventilation and long-term comfort. Consequently, residents benefit from a cleaner, brighter, and more energy-efficient environment.

A Model for Sustainable Growth in Cambridgeshire

Ultimately, the Coalwharf Road mixed-tenure housing development is a model for modern urban growth. It combines sustainability, community, and design excellence to create a better way of living.

Moreover, by connecting housing and retail, it supports a balanced, walkable neighbourhood. This project demonstrates Studio AVC’s belief that good design can strengthen both people and place.
